The property arm of Concept Plus needed a brokerage platform that could carry live listings, off-plan launches, valuations and a mortgage tool without turning into a portal clone. We built it on WordPress — and it ships at a PageSpeed of 95.
The numbers
Dubai property is one of the most contested search markets on earth, and most brokerage sites lose it the same way: they bolt a listings feed onto a brochure and hope. Arabland was built the other way round — the search, the listing and the enquiry are the product, and everything else supports them.
The numbers below are the ones the client measures. The site's own credibility band carries theirs: 33 senior agents, 12 years on the floor, 8 developer partners and AED 2.4B sold year to date.
The brief
Bayut, Property Finder and Dubizzle own the top of almost every property search in this market. A brokerage that competes with them head-on loses. The brief was to build somewhere a buyer would rather be.
You do not out-portal a portal — you out-specific it
Search 'apartments for sale in Dubai Marina' and the first page belongs to aggregators with tens of thousands of listings and a decade of domain authority. A brokerage with a few hundred units cannot win that query on volume, and trying to is how most agency budgets in this category get spent.
Listings move daily. Off-plan launches come and go in a fortnight. A site built as a static brochure with a listings page bolted on is out of date almost immediately, which teaches buyers to go back to the portal and teaches Google the site is not worth recrawling.
The buyer who fills in a form on a specific unit is often the least valuable lead on the site — they are shopping that unit across five brokers. The seller wanting a valuation, the investor comparing communities and the buyer working out what a mortgage costs are worth far more, and most brokerage sites give them nowhere to go.

How we worked
Search infrastructure first, then the surfaces that earn traffic the portals cannot. Pick a workstream to see what it involved.
The site runs on WordPress because the client's team edits it daily and needed to. The engineering went into the parts a page builder cannot give you: listing structure, filterable search, map rendering and a mortgage calculator that stays accurate. It shipped at a Google PageSpeed score of 95, which for a listings site carrying this much imagery is the part people find hardest to believe.
Aggregators are built for inventory, not explanation. That leaves the entire how-does-this-work layer of Dubai property search underserved — off-plan payment plans, DLD process, mortgage eligibility for non-residents, community comparisons. The guides and market reports target exactly that gap.
A brokerage site serves a buyer, a seller, a tenant and an investor, and they want completely different things. Valuation, mortgage, off-plan and live listings each get their own entry point instead of funnelling everyone into one contact form.
Cost per click on Dubai property keywords is among the highest in the region, and it rises every year. Organic traffic grew 220% — which in this category is the difference between a brokerage that owns its pipeline and one that rents it from Google monthly.

Why it worked
Nothing here beats Bayut at being Bayut. The gains came from picking the ground where a brokerage with 33 senior agents has an advantage an aggregator structurally cannot copy.
A portal ranks for 'apartments in Dubai'. A brokerage wins on the project, the community and the question — where intent is higher and competition is a fraction of the cost.
A valuation request or a mortgage calculation is a reason to return to a brokerage site. A listings page is not. Utility is the only durable defence against an aggregator.
Aggregators have inventory; they do not have 33 named brokers with 12 years on the floor. Surfacing the humans is the one asset a portal cannot replicate.
Property pages are image-heavy and usually slow. Shipping at PageSpeed 95 is a real competitive edge in a category where most competitors load in double figures of seconds on mobile.

Because the portal charges you for every lead, owns the relationship and shows your listing beside four competitors'. A brokerage site is the only channel where the enquiry arrives already yours. The goal is not to replace Bayut — it is to own the searches, the tools and the trust signals a portal cannot personalise, so that your highest-intent buyers arrive direct.
It means the site loads fast under Google's own Lighthouse measurement despite carrying listing photography, map tiles and a calculator. That matters more in property than in most categories: portfolio pages are heavy, mobile is the majority of traffic, and Core Web Vitals feed directly into how Google ranks you. Because the client's team publishes daily and needed to do it without an engineer. WordPress carries the editing; the listing architecture, search and map are engineered on top of it. That split is why the site is both editable and fast — a combination most property sites miss in one direction or the other.
Yes, and the two need almost opposite things. A developer is marketing a finite inventory against a launch date; a brokerage is building a durable pipeline across everyone else's inventory. Confusing the two is the most common reason property marketing underperforms.
