Concept Plus

A Dubai group spanning development, real estate, hospitality, art and education needed one site to hold all of it. We built a scrubbed WebGL scene experience — a navigable floor plan rather than a menu — on WordPress.

The numbers

An immersive site that still loads.

Most immersive sites are slow, and most fast sites are boring. The interesting part of this build is that it is a real-time scene experience with scrubbed video, a floor-plan navigator and six distinct worlds, and it still shipped at a Google PageSpeed score of 90.

That constraint shaped everything: what gets loaded, when, and what degrades gracefully when a device or connection cannot carry it.

The brief

Six businesses that only make sense when you see them together

Concept Plus develops property, represents it, operates hospitality, curates art and trains the people around all of it. Presented as a services list, that reads as a conglomerate with no focus. The brief was to make the breadth read as the point.

A dropdown menu would have made this look like six unrelated companies

  1. Breadth reads as dilution

    A group operating across development, real estate, sales and marketing, hospitality, art and an academy has an immediate credibility problem online. Listed as menu items, the divisions look like a firm that does a bit of everything. The connective tissue — that each one exists to protect the original intent of a project — is exactly what a navigation bar cannot express.

  2. The audience is not searching for this

    Nobody types 'development governance' into Google. The buyers here are institutional, introduced, and already sceptical. The site's job is not to capture demand at the bottom of a funnel — it is to justify a conversation that has usually already started, which is a different design problem entirely.

  3. Immersive usually means unusable

    The obvious answer — a cinematic, scroll-driven experience — is also the answer that produces a 12-second load, breaks on mid-range Android, and gets abandoned before the first scene resolves. Doing this well meant treating performance as a design constraint from the first frame rather than an optimisation pass at the end.

Six worlds, one continuous space

Each division gets its own scene, reachable from a floor-plan navigator rather than a menu. The copy is the client's; the environment, motion and delivery are ours. Every screen below is the live site.

How we worked

An immersive site, engineered to stay fast

The interesting work here was not the visual design — it was making a scene-driven experience behave like a normal website. Pick a workstream.

A floor plan, not a menu

The organising idea is spatial. Rather than a navigation bar listing six divisions, the site presents a floor-plan control that moves you between scenes — so the relationship between the businesses is felt rather than asserted. Each scene resolves to its own page with the division's full capability list, so nothing important lives only inside the animation.

Scrubbed video without the payload

The motion is driven by our own Adnika Motion plugin: video scrubbed against scroll position, scenes preloaded selectively, and a hard rule that nothing blocks first paint. The result is a real-time experience that still measures 90 on Google PageSpeed — which is the number most immersive builds quietly never publish.

Six divisions, one voice

Each division needed to read as a serious specialist practice without the six of them sounding like six different companies. The capability lists are specific and unglamorous — development governance, representation governance, pricing and channel strategy — because that specificity is what distinguishes an operator from a holding company.

Search for a business search does not describe

Organic traffic grew 170%, which for a category with almost no commercial search volume comes from a different place than usual: brand and entity queries, division-level terms, and the long tail around how development and hospitality actually operate in this market.

Why it worked

It works because the form argues the same thing as the words

A group that claims to hold intent steady across disciplines cannot prove it with a services grid. The structure of the site had to make the argument the copy was making.

Spatial navigation earns the breadth

Moving between divisions inside one continuous space makes them feel like parts of a single practice. A dropdown would have made the same six businesses look unrelated.

Performance kept it credible

An immersive site that loads slowly undermines the exact claim it is making about execution. Shipping at PageSpeed 90 is the proof that the craft is real.

Specificity beats polish

The capability lists name unglamorous things — governance, authority alignment, channel strategy. That is what separates an operator from a brochure.

The academy is the tell

A group that trains the ecosystem around its own work is making a claim about standards. Giving it equal weight to development says more than any credentials page.

What developers and multi-division groups ask us after reading this case study.

It is if you build it the usual way — everything inside a canvas, nothing in the HTML, one URL for the whole experience. This one avoids that: every division resolves to a real page with its own heading structure, copy and URL, so the scene experience is the presentation layer rather than the entire site. Organic traffic grew 170%, which would not happen if the content were locked inside the animation.

By deciding what is allowed to block the first paint and refusing to move on that. The scene assets load after the page is interactive, only the next likely scene is preloaded, and the experience degrades to something static where the device or connection cannot carry it. Most immersive builds do the reverse and load everything up front, which is why they measure in the twenties.

It is our own WordPress plugin for scroll-scrubbed video and scene sequencing. It exists because the off-the-shelf options either ship far too much JavaScript or hand you an animation you cannot tie precisely to scroll position. Building it in-house meant we could hold the performance budget while keeping the client's team able to edit the page in WordPress.

Because the search that matters here is not 'development governance' — it is the company name, the division names, the projects, and the long tail of how this market actually works. Consolidating all of that onto one authoritative domain is what produced the 170%, not chasing head terms that were never going to convert.

Yes, with a different contract. Scrubbed video against a touch scroll behaves nothing like it does against a wheel, and mid-range Android will not carry the same asset weight. The mobile experience is designed as its own thing rather than as the desktop one scaled down and hoped for.

No — but you do need a reason for the form. Immersive design applied to a straightforward proposition is expensive decoration. It earns its cost when the structure of the experience is making an argument that plain pages cannot, which was true here and is not true of most briefs.

Yes. That is why it runs on WordPress rather than as a bespoke application. The copy, the division pages and the capability lists are all editable by the client's team; only the scene layer is engineered, and it is configured rather than coded per change.

Longer than a conventional site, and the difference is almost entirely up front. The spatial model and the performance budget have to be settled before any scene is built, because both are extremely expensive to change once the environments exist.
