  1. Every property ad needs a permit

    Property advertising in Dubai is licensed by the Dubai Land Department through the Trakheesi system, and RERA governs how agents and brokerages may promote listings. Permit numbers belong in the creative, listings have to match the permitted property, and portals check. A campaign built without that step gets pulled — usually after the media is already paid for.

  2. The portals own the demand you are bidding for

    Bayut, Property Finder and Dubizzle sit between most buyers and most listings, and they charge for the position you would otherwise earn. Treating them as the whole plan caps your margin permanently. The work is deciding what you buy there, what you win on your own site through search, and where a paid click is cheaper than a portal credit.

  3. Off-plan and secondary are different businesses

    An off-plan launch is a short, high-intensity campaign against a payment plan and a handover date, sold heavily to investors and often overseas. It is everything that puts a property in front of the right buyer and turns their interest into a viewing: search visibility for the communities you sell in, paid campaigns on search and social, listing presence on the portals, a website that converts, and a CRM that routes and nurtures the enquiry afterwards. In Dubai it also includes a compliance layer most markets do not have, because property advertising here requires a permit from the Dubai Land Department.

Most frameworks split it into search (SEO and paid search), social media (organic and paid), content marketing, and email or lifecycle marketing. In property you would add two more that carry disproportionate weight: portal marketing, because Bayut, Property Finder and Dubizzle sit between most buyers and most listings, and CRM-driven nurture, because a property decision takes months and almost never closes on the first visit.

“Digital real estate” usually means something different from property marketing — it refers to owning digital assets such as domains, websites or virtual land, and monetising them. If you have arrived here looking for that, this page is about marketing physical property. The overlap worth knowing is that a property website which ranks for its own communities is a genuine appreciating asset, in the sense that it keeps producing enquiries you would otherwise pay a portal for.

More than almost any other skill, because in this market the agent is the product. Agents who build a personal search and social presence generate their own enquiry flow instead of waiting for portal leads to be distributed, and they hold their pipeline when they change brokerage. The practical starting points are a consistent posting habit, structured review collection after every deal, and a response time measured in minutes.

Trakheesi is the Dubai Land Department's permit system for real estate advertising. In practice, if you are promoting a Dubai property you need a permit for that listing, and the permit number is expected to appear in the advertisement — portals verify it before a listing goes live. It is not a formality: unpermitted or mismatched advertising gets taken down, and the cost lands on media you have already paid for. We build the permit step into the campaign schedule rather than treating it as an afterthought.

RERA, the regulatory arm of the Dubai Land Department, governs how brokerages and agents operate and promote, including registration, how listings may be represented, and the conduct expected around advertising a property you are authorised to market. The practical consequence for a marketing team is that who is permitted to advertise a unit, and how it is described, is not a creative decision. We check that before creative is produced, not after it is rejected.

Both, but not in the ratio most brokerages land on by default. The portals give you immediate reach into demand you do not own, at a price that rises with your competitors' budgets. Your own search visibility, site and database cost more to build and then keep producing. The useful exercise is measuring cost per closed deal by source rather than cost per lead — portal leads and organic leads rarely convert at the same rate, and the gap is usually where the argument gets settled.

Three levers, in order of speed. First, fix response time and routing — most portal spend is wasted on enquiries nobody called back fast enough. Second, improve listing quality, because the portals reward engagement and better photography and copy lower your effective cost. Third, build the organic and direct channels that let you reduce portal dependency at renewal rather than negotiating from a weak position.

Search captures people already looking for a community or a building, and it is usually where the highest-intent enquiries come from. The portals capture the same demand but rent it to you. Paid social is strongest for off-plan launches, where demand has to be created rather than captured, and for reaching international investors. The right mix depends on whether you are selling off-plan or secondary, and at what price band.

It sells the agent and the launch far more reliably than it sells a specific secondary listing. For off-plan and for personal brand it is one of the strongest channels available in this market. For a single resale unit, search and portal presence usually do the work, and social is where the trust is built that makes someone pick your agent over the identical listing next to it.

It scales with how many communities and price bands you are competing in, whether you are running launches, and how much of the work is production. Rather than quote blind, we run a growth check-up first and scope from what the demand and your current funnel actually justify. What we will say plainly: if a proposal does not separate media spend from fees, and does not name the metric it will be judged on, it is not a proposal you can hold anyone to.

We sequence deliberately: fix routing and response first, because that is free, then buy demand, then build the organic position that reduces what you have to buy.
