Performance gets bolted on at the end, after the animation library, the four font weights, the hero video and the chat widget are already in. By then it is not fixable — it is a rebuild. Before any design: who the site serves, what action it exists to produce, what the current one fails at, and what the performance budget is. On a listing or catalogue site this is also where the data structure gets settled — get that wrong and no amount of front-end work rescues it.

Images sized and served as WebP, dimensions declared so nothing shifts, fonts subset, third-party scripts justified individually, and the hero image given explicit priority. The property portal we built carries listing photography and map tiles and still measures 95.
